Tenant:
When do I need to give notice to move out?
Notice shall be in writing and be given on or before the last day of a calendar month. The tenancy shall end at 1:00 p.m. in the afternoon on the day of termination.
Are pets allowed?
No pets will be allowed on the Premises. No fish tanks allowed over 1 gallon.
How long can I have guests stay?
Up to two (2) weeks in any calendar year. If the Tenant anticipates an additional occupant (s) in the Premises, for a period exceeding two (2) weeks, the Tenant shall promptly apply in writing for permission. Failure to apply and obtain the necessary approval of the Landlord is considered a breach of the Tenancy Agreement and is grounds for termination.
Rent:
How does my rent get calculated?
The Landlord agrees to charge the Tenant the Subsidized Rent, as set out in the subsidy calculation, based upon the Tenant’s disclosure of the occupants of the Premises and their incomes.
What will happen if I do not claim extra people living with me?
If the information given to the Landlord by the Tenant is found to be false, the Tenant will be required to pay the Average Market Rent and may be subject to the termination of their Tenancy Agreement.
How can I pay for my rent?
By dropping off payment to local office via check, money order, cash or debit in person or in mail slot. Cash can only be dropped off in person. Rent is due on the 1st of each month and may be paid before that date.
When does my rent get reviewed?
At least once a year and in the form and manner as requested by Landlord. The Tenant shall declare and provide proof of the financial resources of all occupants of the Premises This information is required by the Landlord to receive rent subsidy assistance for the Tenant. Failure to provide this information in a form acceptable to the Landlord will result in the Tenant having to pay the Average Market Rent (AMR) as defined on the rent subsidy calculation form for the Premises; failure to pay Average Market Rent is a breach of contract and grounds for immediate termination.
